EXTRAJUDICIAL SETTLEMENT OF ESTATE WITH ABSOLUTE SALE
KNOW ALL MEN BY THESE PRESENTS:
We, Juan B. Salvador, single; Joy B. Salvador, married to Lorna Salvador; Joel B. Salvador, married to Jocelyn Tecson; Diome B. Salvador, married to Shirle Tamsi; Julieta Salvador Tejano, widow; and George Salvador, single, all of legal age, Filipinos, and residents of Oroquieta City, Philippines, the surviving children, and compulsory heirs of the late SPS. Jonathan Salvador and Clarita Salvador, leaving the following real property, more particularly bounded and described as follows:
We, Juan B. Salvador, single; Joy B. Salvador, married to Lorna Salvador; Joel B. Salvador, married to Jocelyn Tecson; Diome B. Salvador, married to Shirle Tamsi; Julieta Salvador Tejano, widow; and George Salvador, single, all of legal age, Filipinos, and residents of Oroquieta City, Philippines, the surviving children, and compulsory heirs of the late SPS. Jonathan Salvador and Clarita Salvador, leaving the following real property, more particularly bounded and described as follows:
"A PARCEL of LAND, identified as Lot No. 15305-PART, situated at Baranggay Tipan, Oroquieta City, bounded on the North; DULAPO RIVER; on teh East: Lots 003 and 004; on the South: BARRIO ROAD; and on the West: Lot 046, containing an area of FIVE THOUSAND SIX HUNDRED FIFTY FOUR SQUARE METERS, covered by Tax Declaration No. 205324."
That the deceased died without any will or debts;
That since we are all of legal age, with full capacity to enter into contracts, with legal effect, we hereby settle, and adjudicate, as we have hereby settled, and adjudicated unto ourselves the above-described property;
That for and and in consideration of the sum of Pesos: FIVE HUNDRED FIFTY THOUSAND (Php 550,000.00) only, Philippine currency, delivered to us, in hand paid by SPS. MIGUEL LEGASPI and ANGELINA LEGASPI, their heirs successors, or assigns the above-described real property, with all the improvements found therein.
That all adjoining owners and had been notified but failed to exercise their preemption rights; that said parcel of land is not tenanted nor worked on by any agricultural leaseholder or share cropper;
That said property is registered under the provisions of Sec. 113 of Presidential Decree No. 1529, as amended, the property involved not having been previously registered under the Land Registration.
