1.) Verification of Land Area
It's very important to check if the area indicated in the title is actually the actual area of the property.
By a land survey, we would be able to know if the actual property area matches the area indicated in the title.
For example, based on the title, it says that it's 300 square meter but you found out that the lot is not actually 300 square meter but only 290 square meter.
So, you lose the 10 square meter. You were not able to maximize your investment.
2.) Verification of Location of the Land
Second is location. You have to check if the location indicated in the title is really the actual location of the property.
For example, in the title, it's indicated that the property is located in Pasig. But in reality, that property is located in Marikina or in Makati.
So without verification again, you wouldn't know.
3.) Verification of Ownership of the Land
And third is land ownership history. It's very important to check the previous documents.
The name of the previous owner should match to the other documents like Tax Declaration and Survey Plans.
